The best time of year to sell your house

When it comes down to it, the typical thought process is to sell your house in the spring. It is definitely true that the number of sales is higher during the months of April to July. The typical number of homes sold during the spring and summer months is double the number of homes sold during the fall and winter months. So, at first glance, it seems like a no-brainer to sell your home during the spring and summer months, right?

It’s not necessarily the case, if you really think about it, what seems like the best time isn’t. The reason is simple during the spring and summer months, everyone else has the same thought process as you and tries to sell their houses. What do you think happens then? Obviously, by selling your home during the peak sales period, the number of homes on the market has increased dramatically. For example, instead of 5 competing homes on your property, there are now 10 competing homes for buyers to choose from. There may be a few more buyers during this time period, but there are many more homes to choose from.

This boils down to the simple case of the economic principle of supply equals demand. Basically, as the number of homes to choose from increases and the number of buyers increases by about the same percentage, therefore values ​​do not have a real change. Enough to say that in the winter months the number of homes on the property is much less than during the summer. However, the number of buyers actively looking for homes is also much lower. However, there is a lot to be said for buyers during the winter months. If buyers are actively searching during the winter, then they are motivated and ready to be a buyer; or why would they waste time searching in the snow and cold weather? Whereas during the spring and summer people are looking just for the sake of looking and you get a lot of unmotivated buyers.

The point is that the time of year really has little to do with whether or not you should list your property. Making the decision to sell or buy a property should be based on your personal needs/desires, not because someone tells you to list it in the spring. So the next time you’re going to sell your house, throw the calendar out the window and start packing.
